House Rules

- Check in: Check-in time is from 3pm. One day prior please let us know your check in day time.

- Check out: Check out time is 10am or before. If you plan to leave the property before to this time, please let us know at least 24 hours prior to your checkout. Keys must be left INSIDE THE PROPERTY in the cutlery drawer.
***Note: Any OVERSTAY past 10am WITHOUT prior approval from us will result in a minimum CHARGE OF $35 every half hour.

- Identification: We reserve the right to request government recognised identification before check-in and refusal will result in immediate cancellation.

- Keys: Loss security FOBS or any key provided to you will result in $130 deduction from your bond per item lost.

- After check-in, if guest forgets the keys inside the apartment and guest requests us to come to let guest in again with a spare keys, there will be a once off AU$80 surcharge after 5pm, till 10pm, and lastly, $99 after 10pm. Please note, it needs to be paid upfront or on the spot.

- After check out, any item left behind can be posted at a $35 aud handling charge plus shipping.

- Parties: Parties, loud and large gatherings or disruptive behaviour of any kind are absolutely prohibited. In consideration of other tenants/residents, you must not make excessive noise in the apartment or public areas. If you hold any type of party, you agree to pay us the deposit.

- Smoking: Smoking is NOT permitted in the apartment. If you smoke in the apartment, you authorise us to deduct from your deposit $150 to apply towards having the apartment and furnishings deodorised.

- Extra cleaning: Once off extra cleaning fee SURCHARGE when guest leaves the apartment in very very BAD conditions and extra cleaning is required.

- Exclusion of liability: We do not control the buildings in which the apartment is located. Accordingly, you agree that we are in no way liable for any damage caused to you or your goods by a fault with the building, whether the damage is caused in the common area, or in the apartment.

- Damage to items: If you discover anything that has been damaged within the apartment, this must be reported immediately to avoid this being charged from your deposit. If you are responsible for any damage, please also report this immediately so we can collectively determine the best course of action and replacement. You will be liable for the repair or replacement costs of any item within the property that is damaged during the course of your stay, including but not limited to the cost of the item itself, any delivery fees, any disposal costs, and labour costs.

- Administration Fee for Damages: If you damage something in the property, there will be a once off AU$150 surcharge related of the costs associated with the management of the damage. It means the fact to have to search the contractor to fix the damages, follow ups, and final inspections.

- Urgent maintenance:Rarely, there are maintenance issues that require urgent attention. There may be occasions where we will need to access the apartment to attend to these issues. We will always try to work with you and respect your privacy, but we appreciate your understanding in regard to this.

- Linen: You will notice in the cupboard a bag of linen or boxes of stuff. Please note this is not for your use but rather for our cleaners to use upon your departure. Do not open these bags and boxes. If we find these things have been opened or used, we must deduct $100 from you bond-security deposit as it will require an emergency drop off of linen once the issue is discovered and likely a delay for the incoming guest. Thanks for your understanding on this.

- Additional person: Any additional persons occupying the property above the listed number on your booking are not permitted. If you wish to have another person stay with you during your reservation, you must let us know first as all guests must be registered with the building management for security purposes.

- Pets: Animals of any kind are not permitted. The security deposit will not be refunded upon evidence of pets occupying the premises

- Guests should clean up dishes if cooking (you can use the dishwasher). Guests should leave the apartment in a neat manner. All lights and air conditioner switched off before leaving the place.

- Enjoy the stay, the most important rule :)

The space
Natural light floods in a comfortable apartment with two spacious bedrooms (both with windows) with high quality queen, and king-single mattress (linen and towels are provided), and one bathroom, private laundry (washing machine), open plan living and dining with amazing view to the skyline of Melbourne CBD, comprised of stylish kitchen fully equipped with dishwasher, cooking utensils and crockery, windows, balcony, and central heating-cooling in the living room along with with a secure parking spot.

If you’d prefer to stay active, make use of the building's shared amenities including a pool and gym.

Two bright bedrooms accommodate a total of four guests with windows framing glistening city views. The master bedroom features a queen-size bed while the second bedroom offers two king-single beds, plus it has direct access to the private balcony where you can sip your morning coffee in the sun. In the sleek and modern bathroom, you’ll find a spacious shower and complimentary toiletries, plus the convenience of a washing machine.
Guest access
During your stay, you and your group will have the entire apartment to yourself, as well as access to the shared swimming pool and gym. Please make yourself at home!

We may meet you when you arrive to present keys and show you the apartment. However, in some cases we are not able to meet guests so we will make alternative arrangements and effective solutions to hand over the apartment keys to you. (no additional charges).
